The three most crucial factors when buying a property (land) are:

Location creates desirability, desirability creates demand, and demand raises real estate prices. Simple as that. Without a suitable location, the best numbers and the best data will quickly become irrelevant when buyers or renters show no interest in the property. A recent report revealed by Dubizzle Property showed that Jumeirah Village Circle, Dubai Marina, the Palm Jumeirah, Abu Hail and Downtown Dubai are the most popular areas to buy a home in Dubai. The report unveiled that among other nationalities, Indians topped the list of potential buyers, representing 19% of the searches for property for sale, followed by Saudis (16%), Brits (15%), Americans (13%) and Pakistanis (10%).

"While recent local trends suggest that the interest of mid-market homes and newer areas are taking the spotlight away from the more mature areas, interest from foreign investors is more varied. There seems to be a healthy interest in the Dubai property market with the popularity of areas being distributed among more mature areas and newer, up-and-coming communities," said Barry Judge, general manager of Dubizzle.
